Use of cookies

Cookies are small text strings that the web sites visited by the user send to his terminal (usually the browser), where they are memorised, to then be sent back again to the same web sites during subsequent visits by the same user. While browsing a web site, users may also receive on their terminals cookies sent by other web sites or servers (so-called "third parties") on which there may be certain elements (such as images, maps, sounds or specific links to other domains, for example) present at the site being visited. The www.belgardaimmobiliare.it web site (hereafter referred to as the "Site") uses cookies to make its services easier and more efficient for users viewing the Site's pages. Users who display the Site will have small amounts of information inserted in the devices they are using, whether these are computers or mobile devices, in small text files called “cookies”, saved in the directories used by the user's web browser. There are various types of cookie, some making the use of web sites more efficient, others to enable certain functions. Analysing them in more detail, our cookies allow us to:

  • memorise the preferences entered by the visitor;
  • avoid the need to enter the same information, such as user name and password for example, more than once during the visit;

Processing is carried out by the Data Controller with automated means. With the exception of technical cookies, strictly necessary for standard browsing, the conferment of data is determined by the visitor, who decides whether to browse the site after having viewed the short form of the information sheet (the so-called banner) and make use of services involving the installation of cookies. The user can thus avoid the installation of cookies, except for technical cookies, by avoiding taking any action in relation to the banner or through the specific functions available on the different browsers, described in detail in this information sheet.

Types of cookies used by the Site

Technical cookies (mandatory)

This type of cookie allows certain sections of the Site to function properly. There are two categories:
permanent cookies and session cookies:

  • permanent: once the browser is closed they are not destroyed but remain until a predetermined expiry date;
  • session: these are destroyed each time the browser is closed.

These cookies, always sent by our web site domain, are necessary to correctly display the Site and in relation to the technical services offered, thus they will always be sent and used, unless the user changes his browser settings (thus affecting some functions and how the web site pages are displayed).

Cookies for analytics

Cookies in this category are used to collect information about use of the Site. The Site will use this information for anonymous statistical analysis in order to improve use of the Site and make the content more interesting and relevant to users' requirements. This type of cookie collects data on users' activities and how they arrived at the Site in anonymous form. Cookies for analytics are sent by the Site itself or by third party domains. The Site uses Google Analytics, a web analysis service provided by Google Inc. ("Google"). Information generated by cookies on the use of the Site (including your IP address in anonymous form) will be sent to and stored on Google's servers. Google will use this information to examine your use of the Site, compile reports on the Site's activities for the Site operators and supply other services related to the Site's activities and utilisation of the Internet. Google may also transfer this information to third parties when this is imposed by law or when such third parties handle the abovementioned information on Google's behalf. Google will not associate your IP address with any other data possessed by Google. You may reject cookies at any time by selecting the appropriate setting on your browser, but you should note that this could make it impossible to use certain functions of this Site. These cookies are sent by third-party domains outside our Site.

This type of cookie integrates functions developed by third parties within the Site pages, such as icons and the preferences expressed on social networks, in order to share site content or use third party software services (such as software to generate maps, and other software offering additional services). These cookies are sent by third party domains and partner sites offering functions in the web site pages.).

Pixel trackers

This web site may use “pixel trackers”, namely small graphic files that allow use of the website to be monitored. A pixel tracker is able to gather information such as the IP address (Internet protocol) of the computer that has downloaded the page on which the tracker appears; the Uniform Resource Locator (URL) of the page on which the pixel marker appears; the time when the page containing the pixel marker was displayed; the type of browser that picked up the pixel marker and the identification number of any cookie present on the computer and previously entered by that server. In the event of any exchange of correspondence with users via e-mail messages supporting the HTML format, it is possible that "format detection" technology may be used, allowing pixel trackers to communicate whether the person concerned has received and opened the message.

Profiling cookies

These are necessary to create user profiles, in order to send advertising messages in line with the preferences expressed by the user when browsing the pages of the Site.

According to existing legislation, the Site is not required to ask for consent in relation to technical and analytical cookies that do not make it possible to identify the user, as they are necessary in order to supply the services requested. For all other types of cookies consent may be expressed by the user in one or more of the following ways:

  • By specifically accepting or withdrawing consent for the use of cookies within the Site. Click here: Privacy consent withdrawal
  • By specifically configuring the browser used or the relative information technology programmes used to browse the pages making up the Site. Click here: Privacy consent withdrawal
